On Dec. 1, Boaz and Rachel Benzakry posted on social media that Seneca's Deli was closing. Hundreds of customers replied. Many named the dishes they would miss, from the anise cookies to Nonna's Garlic Roast Beef, made with thin-sliced London broil.
About five weeks later, on Jan. 7, Sal's Pizza Cafe opened in the same building at 3707 Gulf Breeze Parkway. Business came fast enough that owner Bobby Ball ordered a second pizza oven.
That changeover is how most of Gulf Breeze Parkway's food scene shifted in 2026. Nearly every opening reported this year moved into a space another business had left. The new names are mostly established operators from elsewhere in the region, and several kept something from the tenant before them. If the Parkway looks the same from the car but feels different at the table, this is why.
| Address on Gulf Breeze Parkway | Previous tenant | New tenant | Changeover |

The Pensacola News Journal put it simply: an Italian restaurant "was already in the bones of the building" at 3707. Seneca's opened there in March 2024 in the former J&J's Pizza Shack and announced its closing in December 2025. That works out to about 20 months for the deli. So the room went from pizza to Italian deli and back to pizza in under two years.
Sal's didn't arrive as a startup. It is a sister restaurant to Sal's Pizzeria & Grill, a business founded in 1994 whose Navarre location is at 6903 Navarre Parkway. Ball bought the Navarre location from founder Salvatore LaCognata about eight months before the Gulf Breeze opening, and LaCognata gave the new cafe his approval. The Gulf Breeze menu sticks to New York-style pizza with a foldable, crispy crust, plus burgers, wings and salads with house Italian dressing. It skips some of the Navarre plates, such as the pasta dishes.
Sal's also kept a piece of Seneca's. It isn't an Italian bakery, but it has a full pastry case with limoncello cake and dark chocolate mousse. The restaurant seats about 70 between booths, indoor tables, a new bar with beer and wine, and an outdoor patio.
The best sign that Sal's has settled in has nothing to do with food. Gulf Breeze News reported that the Gulf Breeze Lions Club would start holding its meetings at Sal's on Monday, Sept. 14. When a civic club picks your dining room for its regular meetings, you're part of the town's routine.
The second handoff came a few weeks later and closer to the bridge. The Gulf Breeze Shop was a nonprofit cafe that trained and mentored local youth. It had been running at 203-B Gulf Breeze Parkway since at least March 2022 and announced its final service for Jan. 23, 2026. That's roughly four years as a coffeehouse and hangout.
Bear Fruit Bowls and Coffee took over the space as its fifth location. It's also the brand's largest sit-down cafe, serving build-your-own açaí bowls and espresso drinks. A February report aimed for an opening in the first week of March. The PNJ's June list of Pensacola-area restaurants that opened in 2026 included it. The company's locations page lists the Gulf Breeze shop with daily hours and online ordering.
What makes this one different from 3707 is the type of business. At Sal's, one Italian kitchen followed another. At 203-B, a youth-mentoring nonprofit gave way to a growing regional cafe brand. Coffee stayed at the address even though the reason behind it changed.
Lao Ocean had already been close to the end once. It walked back a closure plan in 2024 and stayed open until Feb. 28, 2026, before a new operator took over the space. The PNJ called it a "longtime tenant."
Thai Street Food and Sushi by Chef Eddy opened in the same space at 368 Gulf Breeze Parkway. It added sushi to a Thai menu and kept some of the dishes Lao Ocean regulars would recognize. The restaurant's website lists the 368 address, operating hours and online ordering.
This is the clearest example of the pattern. The sign and the operator changed, but customers who went in for a familiar plate could still find some of them, along with a sushi menu that wasn't there before.
Islander Ice Cream at 333 Gulf Breeze Parkway opened quietly in the spring, and the PNJ didn't write about it until July. It's the one handoff this year where the use changed completely. The building used to be a Flowerama, and converting it took about two years of renovation.
It also has the most homemade story on the Parkway this year. The ice cream is made in-house, and some ingredients come from the owner's own garden and apiary. The decor follows a 1970s surf-culture theme, with local artwork of surfing cows. The hours in that July story may have shifted with the season, so check before making a special trip.
The pattern continues into the end of the year.
Bagelheads follows the same model as Sal's and Bear Fruit: an operator with a following elsewhere moving into a building that already has a drive-up history on the Parkway. Fresh Monkee goes a slightly different route, placing shops in two grocery-anchored centers where people already stop several times a week.
On Friday, Oct. 23, from 6 to 9 p.m., the Gulf Breeze Chamber holds the 12th annual Taste of Gulf Breeze at the Gulf Breeze Community Center, 800 Shoreline Drive. More than 50 local restaurants, food trucks, caterers and bars offer unlimited tastings, and the event is 21 and over. The Chamber's page is the place to check which vendors are confirmed.
If you're bringing kids out that same month, the city's Breeze-O-Ween runs Oct. 11 from 5 to 8 p.m. at the same Shoreline Drive campus, with trunk-or-treating, games, food, laser tag and bounce houses. Both events take place a short drive from the Parkway addresses above.
Sal's at 3707 has been Italian three times in a row, and the old Subway at 3073 is next in line.
